Our Strategies

Using area knowledge and property expertise, we source tired or rundown properties below market value (BMV). Our experienced team add value by completing a quality refurbishment to create affordable and desirable homes.

We specialize in:
• BTL – buy to let single dwellings, two or three bedroom properties in popular rental areas.
• HMO – Houses of Multiple Occupancy with 4/5 ensuite bedrooms and shared kitchen living area.
• SPLIT – creating two, one bed flats from a single dwelling maximizing cashflow and property value.

Our properties are let through trusted Local Letting Agents.

We are also in contact with Wigan Council, who’s Lease scheme currently offers a 5 year guaranteed rent agreement for private landlords.

This is part of the GMCAs Housing Vision championed by our very own Andy Burnham Mayor of Greater Manchester.

We are also excited to be working with Wigan Borough Armed Forces HQ and Healthier Heroes, creating safe and comfortable homes for Veterans and their families. Our latest split project has provided two flats, the first in their ambitious program to build a tiered system of affordable housing with support and guidance where needed. I am thrilled to be helping them with this project.

What's New in 2021

KAO are committed to building our portfolio of rental properties. In 2021 we will be using our knowledge to develop larger projects such as commercial conversions to multiple flats and our first new build enterprise.
We continue to explore opportunities to work with Supported Living providers to supply quality bespoke living accommodation within the community while securing lease opportunities for our properties.
One of our aims for 2021 is to be an integral part of our community. Working with Local authorities and organizations committed to prioritizing safe, comfortable, and affordable housing, providing homes to fit the needs and aspirations of current and future citizens of the Wigan Borough.
We are especially keen to establish a role in the revitalization of Wigan town centre, where there is huge scope to develop residential living by retrofitting our often vacant and part used buildings to create a vibrant urban community.
KAO Properties limited became proud patrons of the Wigan Youth Zone in 2020 a self-funding organisation who provide a fun, supportive, safe, inclusive and positive environment for young people throughout the Borough. So, watch out for our fundraising activities.

KAO Properties Limited is looking for funds to invest in property to make a profit in the North West of England, specifically, the Wigan Borough and surrounding areas.

We are a developing company, with a good track record, creating an opportunity for investors to receive a competitive return with a hands-off approach. Our investor should have available funds to invest from 9 months to 5 years.

Using our knowledge and experience in conjunction with our own capital, we will use the funds to purchase and refurbish properties. Examples of our previous projects are outlined in this document.
